Position Summary Under the direction of the Senior Superintendent, service, maintain, repair and/or install major and auxiliary equipment to include chillers, domestic and hydronic hot water heaters, cooling towers, expansion valves, motors, fans, pumps, controls, hermetic and semi-hermetic compressors and other specialized HVAC equipment to achieve maximum performance and efficiency of operation. Inspect operating controls, safety controls and all related auxiliary equipment for obvious damage, signs of deterioration and need of replacement to ensure safe, correct, and accurate operation. Prepare accurate written reports and maintenance records. Interact with staff, management, and the campus community in an effective and diplomatic manner. Perform duties utilizing appropriate safety practices. Other duties as assigned. Salary & Compensation *UCLA provides a full pay range. Actual salary offers consider factors, including budget, prior experience, skills, knowledge, abilities, education, licensure and certifications, and other business considerations. Qualifications Minimum of 24 trade-related classroom CEUs and a minimum of 8000 trade appropriate work experience hours (Preferred) Working knowledge of functions, operation, and servicing procedures for various HVAC systems, steam distribution, water treatment absorption/centrifugal refrigeration, water conditioning, pumps, piping, steam turbines, emergency generators, motor air compressors, and auxiliary equipment. (Required) Ability to maintain, service, and operate various heating and ventilating equipment, large tonnage chilled water manufacturing equipment, distribution systems to include centrifugal direct expansion, absorption, auxiliaries, and piping. (Required) Skill and experience in performing maintenance tasks on distribution systems which are continuously monitored by critical alarms, e.g., fire and gases and critical fans and temperature freezers. (Required) General knowledge of: related equipment, computerized state of the art technology, e.g., temperature controls, HVAC fan, filtration, systems, dampers, chillers; specialized filtration and critical air balance systems, e.g., high efficiency particulant filter pathogen-free and biocontainment. (Required) Skill in analyzing information concerning the efficient/economical operation of heating, ventilation, and refrigerating and air conditioning equipment in order to complete reports and/or make recommendations. (Required) Ability to: read and interpret schematic drawings; adjust and repair major and auxiliary equipment, e.g., temperature, pressure, appropriate water treatment equipment, humidity, etc.; operate trade-related hand and power tools, including achievement of operational level skills. (Required) Ability to: establish and maintain cooperative working relationships with peers, subordinates, supervisors, administrators, customers, visitors, and outside agencies; obtain or convey clear, concise, and grammatically correct information with oral communication skills. (Required) Skill in reading technical instructions related to the trade in order to comprehend written work instructions, equipment operating instructions, and/or other documents related to the job functions. (Required) Working knowledge of basic algebra concepts and principles sufficient to understand and apply basic trade formulas. (Required) Working knowledge of UBC, OSHA and ADA requirements as it relates to the trade. Ability to recognize discrepancies of ADA and Fire/Life Safety Codes at each job and report to supervisor. (Required) Working knowledge of personal computer and software sufficient to review computerized building and maintenance management systems. (Required) Basic writing skill sufficient to complete forms and job status reports that are accurate and easy to comprehend and ability to work independently and follow through on assignments. (Required) Education, Licenses, Certifications & Personal Affiliations Successful completion of four-year program in the trade or equivalent education and experience. (Required) Possession of Los Angeles Unlimited Stationary Engineer’s Endorsement License. (Preferred) And Possession of Universal EPA 608 Technician Certificate. (Required) Special Conditions for Employment Background Check: Continued employment is contingent upon the completion of a satisfactory background investigation. Live Scan Background Check: A Live Scan background check must be completed prior to the start of employment. Pre-Placement Physical: Employment is contingent upon the completion of a satisfactory physical examination. Driving Record: The position is subject to the California DMV “Pull Notice System” and continued employment is contingent upon proof of a satisfactory driving record. Color Vision Testing Working knowledge of standard safe work practices. (Required) Ability to stand, crawl, walk, and stoop; push, pull, and lift or lower objects weighing up to 50 pounds. (Required) bility to distinguish among colors and work in confined spaces. (Required) Ability to work indoors and outdoors, in wet or humid weather, and in fluctuating and/or extreme temperatures. Ability to work under adverse situations and conditions, e.g., dirty, noisy, etc. (Required) Must possess a valid California Driver’s License, Class C. Ability to drive a truck or other light vehicle in the course of duties. (Required) Ability to work overtime, weekends, and various shifts.
